Each and every home building journey with Southern Coastal Homes begins with a conversation. Paramount in importance is letting us learn about your lifestyle, inspirations and expectations prior to creating a plan for building your future residence.
To ensure that our high-quality standards are met, Southern Coastal Homes is meticulous about the process for every luxury custom home we build. Our goal is to transform a complex task into a pleasant and manageable journey whether you live locally or out of town.
Land and Site Evaluation
We will help you carefully assess a potential piece of land for development. Consideration is given to zoning, tree coverage, drainage/flood risk, availability of utilities, shape/size, neighboring homes and privacy, view, suitability for your general needs and site preparation requirements.
Concept, Vision, Needs Assessment and Budget
The foundation of the ideal luxury home begins with a clear and thoughtful plan. After carefully considering your budget, we take the time to assess how you envision the flow, feel and function of your future home and the priority of each of these items.
- Is the layout of the home plan essential for connecting to the views and outdoor living spaces?
- Are there family needs to consider such as multi-generational spaces or special needs accommodations?
- Do you prefer extensive entertaining spaces such as a wine room, humidor, speakeasy, lanai, outdoor party room?
- Is a home office, custom gym, scullery, a spa bathroom, high tech media room, reading room/library, a hidden kid’s playroom, or a boutique style closet a key component for your lifestyle?
And of paramount importance, in a market flooded with uncertainty, your budget remains sacred to Southern Coastal Homes.
Contract, Project Scope, Commitment and Timeline
We will prepare a detailed quotation based on our discussions and your budgetary objectives using real-time pricing from both our current and recent projects in your particular community.
Planning and Design
We collaborate with our owners and architects to design homes that endure, inspire, and ensure resale marketability.
Architectural design: every project is unique and our commitment is to create perfection and style as seen through your eyes.
Architectural Review Board (ARB) process, building permits and approvals: Our in-house Construction Coordinator handles each step of the ARB and permitting process on your behalf. No time-consuming meetings are required for our owners.
Selections: Our Design Team provides start-to-finish hands-on guided support and design direction to ensure the aesthetic integrity of your project. They attend each selection meeting, provide inspiration, develop quotes, make suggestions, track decisions and ensure you stay within your intended design budget.
Pre-Construction Meeting and Planning
Prior to breaking ground, you will meet with your entire construction team to discuss timelines, communication and strategy going forward.
Construction
Foundation, framing and finishes. Formal client walkthroughs are conducted at major milestones.
Post Construction and Final Inspections
Subject to our own rigorous safety standards and meticulous quality control, we ensure your completed home is delivered with the highest level of craftsmanship and performance.
Walk Through and Punch List
At the conclusion of your project, we will accompany you through your home and examine the details of your new build or remodel. In the event any incomplete or missing items are identified, we will complete a punch list for upcoming and expedient completion.
Move In
The day you have been waiting for – and the day we turn over the keys to you so you may begin enjoying your new or updated home.
